I move the City Council authorize the Mayor to send correspondence to the Prince George’s County Board of Zoning Appeals (BZA) in support of the zoning variance application V-48-24, a variance request to permit a 15-foot lot width at the building line, 2-foot frontage width at the front street line, a variance for a 3’6” front yard depth and a variance of 0.7’-feet left side yard width for the subject property at 3911 Kennedy Street, Hyattsville.

Summary Background:

The applicant, Molly and Gavin Kovite, made an appeal to the Prince George’s County Board of Zoning Appeals (BZA) for a zoning variance to validate existing  conditions (lot width at the building line, frontage width at front street line, front yard, and side yard) and to obtain a building permit for an as-built 2-story addition, covered front porch, partially covered deck at the rear, and garage conversion to workshop. The subject property includes an existing single-family detached dwelling, a detached workshop, and various paved surfaces including a driveway, patio, and walkways between the dwelling and the workshop. This is further illustrated in the aerial photo shown in the attached application and staff memo. The property is currently zoned R-65 (One-Family Detached Residential). The subject property is located in City Council Ward 2 and is not located within a Residential Parking Zone.
